  • Drive lease renewals and new lettings to minimise vacancy and protect income.

  • Negotiate lease terms within mandate and manage the leasing pipeline.

  • Manage tenant incoming (beneficial occupation) and re-instatement, or make-good, processes at lease commencement and end, ensuring lease compliance.

Building operations and facilities

  • Manage repairs and maintenance, contractors and service providers, and oversee maintenance tracking across the portfolio.

  • Conduct regular building inspections, compile building condition reports, and oversee the implementation of remedial works.

  • Manage building operating costs and manage the industrial park common areas in compliance with all relevant laws and regulations.

Compliance and risk

Capital projects

  • Scope and oversee capital expenditure, reinstatement projects, building improvements and tenant installations, with the directors.

Financial and reporting

  • Prepare and manage the annual property budgets for the allocated portfolio, ensuring cost-effective management.

  • Manage arrears at property level with the administrator.

  • Provide monthly reporting on occupancy, arrears, leasing pipeline, expenditure and building matters.

Leadership

  • Support the Chief Operating Officer on portfolio-wide operational matters and deputise operationally where required.
